
First Homes Completed at Barkingside Goods Yard, London
The transformation of a former builder’s yard into a thriving new community in the London Borough of Redbridge has reached a major milestone with the completion of the first 23 affordable homes at Barkingside Goods Yard. Delivered in partnership by Peabody, Vistry Group, and Places for London, the scheme will provide 98 high-quality social rent homes in total, with the remaining homes due for completion later this summer.
A Development with Community at Its Heart
Barkingside Goods Yard has been designed to prioritise people, sustainability, and connectivity. Every home in the development is for social rent, directly addressing the urgent need for affordable housing in Redbridge. This ensures that families on the council’s waiting list will have access to well-designed, energy-efficient homes, improving quality of life for many local residents.
The development features a mix of one-, two-, and three-bedroom homes, including fully wheelchair-accessible and adaptable properties, ensuring that the scheme meets diverse housing needs. Located next to Barkingside Station on the Central line, residents will benefit from excellent transport links, enabling convenient access to central London while reducing reliance on cars, with sustainability having been a key focus throughout the design and construction process.
The scheme will also contribute to enhancements at nearby Fairlop Waters Country Park, ensuring that local green spaces continue to thrive for the benefit of the wider community.
Celebrating a Major Milestone
To mark the completion of the first phase, a special event was held at Barkingside Goods Yard on 30 January, bringing together key partners including Peabody, Places for London, Vistry Group, the Greater London Authority (GLA), Redbridge Council, and Turner & Townsend Project Management.
Among those attending was Dave Upton, Director at ECE Architecture’s London studio, who reflected on the significance of the project:

It was great to celebrate this milestone with our partners and see first-hand the impact this development will have for future residents.”
