Hanlye Lane, Cuckfield

ECE Architecture and ECE Planning received planning approval for a new residential development in East Sussex.

Hanlye Lane, Cuckfield, is a landscape-led, edge-of-settlement development offering 50 dwellings with a mix of family homes and affordable housing (30%).

The site was allocated within the Mid Sussex Local Plan with the requirement of being a landscape-led scheme. This included enhancing the southern parcel of land for open space.

The vision for this development revolves around creating landscaped street frontages that seamlessly merge with the existing village. At the heart of the design, a central green spine preserves the captivating views of the South Downs and serves as a focal point, gently guiding the housing layout.

The property mix includes residences spanning one to three stories. The lower-storey properties transition into the existing western boundary, showcasing a carefully orchestrated scale progression, emphasising the corners, framing scenic corridors, and showcasing the green spine.

Approximately 60% of the existing site is characterised by boundary trees and landscaping. Sustainability is woven into every development aspect, from energy-efficient design considerations to integrating renewable and low-carbon energy sources. Air-source heat pumps and PV panels contribute to the project’s green credentials.

With a deep understanding of the local context, the development merges traditional architectural elements with contemporary design.
